Tribeca Homes Reviews: What Investors Should Know (2026)

New suburban house exterior

Quick answer: Tribeca Homes is an integrated property developer and home builder with its head office at Eight Mile Plains, Queensland, selling house and land packages and ready-built homes in Queensland and New South Wales. It says it has built more than 7,000 homes since 2007. Its website does not publish package prices, and when we checked we couldn’t find a ProductReview.com.au listing or a verifiable aggregate rating for it.

Tribeca develops its own estates and builds on them, so the land and the home often come from the same group. This Tribeca Homes review covers the builder, its packages and pricing, what we could find in public reviews, and what to check before you sign.

Who Is Tribeca Homes?

Tribeca’s website footer names two building companies: Tribeca Homes QLD Pty Ltd, which has held an ABN since March 2023, and Tribeca Homes NSW Pty Ltd, which has held an ABN since December 2019. According to its website:

  • It describes itself as an integrated developer and builder that has built more than 7,000 homes and developed over $3.5 billion in property since 2007
  • Its website shows Queensland building licence 15407059 and NSW building licence 348558C
  • Its privacy policy covers Tribeca Holdings Pty Ltd (ACN 666 367 728) and its controlled entities
  • It says it has teams in Sydney, Brisbane, Melbourne and the Gold Coast

Buildsight, which republishes Queensland Building and Construction Commission (QBCC) licence data, showed the Queensland licence as active, held since 2023, in financial category 5. The Australian Business Register also lists an older company, Tribeca Homes Pty Ltd, with an ABN since 2008 and the same 4127 postcode as Tribeca’s PO box. We didn’t confirm its current role, so ask which company signs your contract.

Tribeca Homes in Queensland and NSW is separate from Tribecca Constructions in Victoria and from Tribeca Property Group in South Australia, which trades as Tribeca Homes SA.

Where Tribeca Homes Builds

Tribeca builds in Queensland and New South Wales. Communities on its website include Pedelty Lane at Dundowran, Hervey Bay (marked coming soon), and completed estates Otto at Coomera, Arc at Park Ridge and Cloudscape at Calliope in Queensland, and Dreamscape at Gregory Hills, Heartland at Gledswood Hills and Harmony at Cobbity in NSW.

Tribeca Homes House and Land Packages and Pricing

Tribeca offers three ways to buy: house and land packages, ready-built homes sold on a single contract, and Tribeca Tailored for buyers who already own land. House and land packages use two contracts, one for the land and one for the build, and its website says construction starts “within four weeks*” of land settlement. Its designs include single and double storey homes, duplexes, terraces and dual occupancy homes, and it says every build includes screens, window furnishings and air-conditioning.

When we checked, Tribeca’s website did not publish package prices. Its disclaimer says to contact a Tribeca representative for pricing and specifications, that images may show items not included, and that it isn’t responsible where the website differs from the contract of sale. Ask for the full price, inclusions and any site costs in writing for your lot.

Tribeca Homes Warranties

We couldn’t find a structural guarantee or maintenance program promoted on Tribeca’s own website beyond its general claims about quality. Statutory warranties under Queensland and NSW building law apply to its homes. Ask Tribeca what maintenance period and after-handover service it offers, and get it in writing.

How Tribeca Homes Packages Are Sold

Tribeca sells through its own sales team and through third-party agents. Its contact page invites agents to apply to become a Tribeca “selling partner” and links to the Tribeca Infinity Property Portal for selling agents. Its website also says it invests in its own product through a “Build to Rent” business. If someone other than Tribeca introduced you to a package, ask how they are paid.

What it means for you: when a package is sold through a marketer or investment group, that seller is commonly paid a commission by the builder or developer. That commission is part of the package price, whether or not it’s shown on the contract. Builder commissions can run into tens of thousands of dollars. Here’s how hidden commissions in house and land packages work.

Tribeca Homes Review Ratings

When we checked, we couldn’t find a Tribeca Homes listing on ProductReview.com.au, and we couldn’t verify an aggregate Google rating through a review aggregator. That means there is little independent, verifiable review data to go on. Before you commit, ask Tribeca for addresses of completed homes in its estates, talk to past buyers if you can, and check the builder’s licence record on the QBCC or NSW Fair Trading register yourself.

Pros and Cons of Tribeca Homes

Strengths (based on Tribeca’s materials and public records):

  • An integrated developer and builder that says it has built since 2007
  • Licence numbers for both states shown on its website
  • Screens, window furnishings and air-conditioning listed as included in every build
  • A ready-built option on a single contract for buyers who want certainty on the finished home

What to weigh up:

  • No package prices published on its website
  • Little independent review data we could verify
  • Several company names across its website and the ABR, so check which one signs your contract
  • A selling-partner network, so commissions may be built into the price you are shown

Questions to Ask Before You Sign a Tribeca Homes Package

  1. Who is selling me this package, are they a Tribeca selling partner, and is anyone paid a commission? How much?
  2. Which company signs the building contract, Tribeca Homes QLD Pty Ltd or Tribeca Homes NSW Pty Ltd, and what is its licence number?
  3. Who is the seller on the land contract, and is the land owned by a Tribeca company?
  4. Is the build price fixed, and what site costs or provisional sums could change it on my lot?
  5. What conditions sit behind the “within four weeks*” build start, and what build time is in the contract?
  6. Are the screens, window furnishings and air-conditioning listed in my contract, and which items in the images are extra?
  7. Beyond statutory warranties, what maintenance period and after-handover service do you offer in writing?
  8. If a rental estimate is provided, who prepared it, and is the selling agent paid by Tribeca?
