Who Is Metricon Queensland?

Metricon Homes QLD Pty Ltd (ACN 005 149 137) has held an ABN since 2008 and is the entity that gives the structural guarantee for Queensland homes, from an address on Robina Town Centre Drive, Robina. According to its website:

  • Metricon says it has been building homes since 1976 and has built more than 65,000 homes
  • Its website shows QBCC licence 40992 for Queensland
  • Its terms define the Queensland builder as Metricon Homes QLD Pty Ltd, while the website itself is owned by Metricon Homes Pty Ltd
  • It says it partners with land developers, and its package terms say the land is not supplied by Metricon

Metricon Queensland is part of the national Metricon group, which also builds in Victoria, NSW and South Australia under Metricon Homes Pty Ltd. Check that your contract names the Queensland entity.

Where Metricon Queensland Builds

Metricon builds across South East Queensland and the Toowoomba region. Areas named on its website include Caboolture, Morayfield, Burpengary, Newport, Ipswich, Ripley, White Rock, Spring Mountain, Walloon, Yarrabilba, Flagstone, Greenbank, Redland Bay, Rochedale and Upper Coomera. When we checked, listed packages included estates such as Woodline at Lowood, Botanic at Woolmer, Bloom at Nikenbah and Highland Walloon.

Metricon Queensland House and Land Packages and Pricing

Metricon offers four main ranges in Queensland: HomeSolution for first home buyers, Freedom, Designer and Signature, plus Narrow Lot and Acreage collections. When we checked, it listed 65 Queensland house and land packages, with the lowest-priced fixed price package at $723,498. Its website says Queensland packages start “in the high $600,000s, including land”.

Its terms say packages apply only to the specific lot and home advertised, exclude stamp duty and legal fees, and don’t cover bushfire, acoustic or N3 requirements unless noted. The land is bought under a separate contract with the land developer, and Metricon says it “is responsible for the contract of the sale of the home only”. Many listed lots show land ready dates in 2027, so ask how prices and site costs are held until then.

Metricon Queensland Warranties

Metricon promotes a Lifetime Structural Guarantee covering footings, structural timber and steel framing, and load-bearing brickwork, with exclusions such as storms, flooding, trees near footings and later renovations. Its terms say it applies to many contracts signed after 1 January 2019, can be voided if maintenance obligations aren’t followed, and is not transferable to later owners. Where the owner is a company, the period is 50 years from the certificate of occupancy. Queensland’s statutory warranties apply as well.

How Metricon Queensland Packages Are Sold

Metricon markets its Queensland packages to first home buyers, families, upgraders and downsizers, and its packages page also speaks directly to investors. Packages are matched with land from developers, with the land sold under a separate contract. We found no public evidence of third-party investor marketers selling Metricon Queensland packages, but always ask who introduced a package and how they are paid.

What it means for you: when a package is sold through a marketer or investment group, that seller is commonly paid a commission by the builder or developer. That commission is part of the package price, whether or not it’s shown on the contract. Builder commissions can run into tens of thousands of dollars. Here’s how hidden commissions in house and land packages work.

Metricon Queensland Review Ratings

On ProductReview.com.au, the Metricon QLD (Robina) listing averaged 4.5 out of 5 from 1,157 reviews when we checked. Word of Mouth, a smaller review site, showed 1.5 out of 5 from just 4 reviews for Metricon Homes Queensland. With such different sample sizes, read detailed reviews rather than relying on averages.

Two public records are also worth knowing. In 2012 the Federal Court ordered Metricon Homes QLD Pty Ltd to pay $800,000 in penalties in proceedings brought by the ACCC over misleading representations, including brochure images and a build time guarantee. In 2022 Metricon’s owners injected $30 million into the business amid industry pressure, and Metricon later reported a return to profit for FY24. We found no record of Metricon entering administration when we checked.

Pros and Cons of Metricon Queensland

Strengths (based on Metricon’s materials and reviews):

  • A large, long-running national builder with a dedicated Queensland entity
  • Published fixed-price package prices across many SEQ estates
  • A Lifetime Structural Guarantee for the original owner on eligible contracts
  • A strong ProductReview.com.au average from a large number of reviews

What to weigh up:

  • The land is bought separately, and many lots aren’t ready until 2027
  • The structural guarantee doesn’t transfer and doesn’t apply to every contract
  • A past ACCC penalty related to advertising, so read promotional terms closely
