Aura, Bells Creek

Stockland’s Aura display village shows “34 brand new homes by 21 leading builders” and opens Monday to Sunday 10am–5pm (Stockland). It is the biggest display village on the Sunshine Coast by number of homes on its operator’s site.

Stage 1 of The Wave rail line runs from Beerwah to Caloundra, with new stations at Bells Creek and Caloundra, and major construction is expected to start early 2027 (Queensland Government). For Aura buyers that is a funded project, not a brochure promise, but it is years from opening.

Growth on the Sunshine Coast

QGSO projects the Sunshine Coast region to grow from 346,634 people in 2021 to 516,692 in 2046 under its medium series (QGSO). Our Sunshine Coast house and land guide covers prices, flood checks and supply.

Display Homes Show Upgrades. Your Contract Won’t.

A display home is a sales tool. Most show upgraded kitchens, flooring, ceilings, landscaping and furniture that aren’t in the base price. That’s normal. The risk is assuming what you saw is what you’re buying.

The ACCC made the point in 2012 when Metricon Homes Qld was ordered to pay $800,000 in penalties over brochure photos showing features not included at the advertised price. The ACCC said photos “should be of what the consumer will be supplied at the advertised price, not an upgraded package” (ACCC).

  • Ask for the standard inclusions list and walk the display with it in your hand.
  • Ask which items in the display are upgrades, and what each costs.
  • Check the prime cost (PC) items and provisional sums in the contract. The QBCC says PC items are fixtures and fittings you select after signing, and if costs go over the allowance you pay the difference (QBCC guidance).
  • For contracts of $20,000 or more, the builder must give you the QBCC consumer building guide before you sign, and the QBCC says to check the plans and specifications carefully (QBCC).
  • Check the builder’s licence on the QBCC licensee register, get more than one quote, and put everything in writing (QBCC).

How Investors Should Use a Display Village

An investor’s brief is different from a home buyer’s. You’re not choosing your dream kitchen. You’re choosing a design tenants will pay for and that stays easy to maintain.

  • Shortlist designs that suit the lot size and the local rental market, usually 4 bedrooms, 2 bathrooms and a double garage in family estates.
  • Get the base price for the design on your specific lot, including site costs, not the display price.
  • Compare at least two builders on the same design brief.
  • Remember the person in the display home is employed by the builder. Their job is to sell that builder’s homes.
  • If a package is offered to you as house and land, ask whether anyone is being paid a commission on it and how much.

Questions to Ask

  1. Which items in this display home are upgrades, and what does each cost?
  2. Can I have the standard inclusions list for this design?
  3. What is the price of this design on my specific lot, including site costs?
  4. What does the council flood and bushfire mapping show for my lot?
  5. How long is the price held, and what conditions apply?
  6. Is the builder’s QBCC licence current?
  7. Is anyone being paid a commission if I buy through this display?
