Quick answer: Ripley house and land sits inside one of Queensland’s largest growth areas, the Ripley Valley PDA, planned for 48,750 dwellings. Land at Hayfield was advertised from $520,000 on 6 October 2026. The opportunity is growth; the risk is how much new supply keeps coming.
The Ripley Valley in Numbers
EDQ declared the Ripley Valley Priority Development Area in 2010. It is planned for 48,750 dwellings and 131,000 people (EDQ). In July 2026 EDQ announced infrastructure agreements with Stockland “unlocking 15,696 new homes” in the valley (EDQ).
QGSO projects Ipswich to grow from 233,314 people in 2021 to 480,856 in 2046 under its medium series (QGSO). Demand is real, and so is supply.
Hayfield, Ripley
Disclosure: REIN has no commercial relationship with any developer, estate or project marketer named on this page and receives no commission from them. Estate details below come from the developers’ own websites and government sources, as at 6 October 2026. Prices and availability change often, so check the source before relying on them.
Hayfield is a Goldfields Group estate at 352 Ripley Road, planned for 900 residential lots (Goldfields). On 6 October 2026 the site advertised “land from $520,000”, with Stage 12B Release 1 selling and over 300 families already living there (Hayfield). The developer quotes 35 minutes to Brisbane and 10 minutes to Ipswich.
You may see a future Ripley train station mentioned in marketing for the area. No station has been committed by government (see below), so don’t pay a premium for it.

Whiterock, White Rock
Whiterock is an Intrapac Property community of about 2,500 homes inside the Ripley Valley PDA, next to the White Rock–Spring Mountain Conservation Estate (Intrapac). On 6 October 2026 the site advertised Northridge townhomes from $790,000; land prices weren’t published. There is a display village at 14 Murchinson Street (Whiterock).
A new state primary school on Northridge Road, White Rock, is due to open in 2028 (Department of Education). Ripley Valley State Primary and Secondary colleges opened in 2020 (Queensland Government).
Rail: Planned, Not Funded
The Ipswich to Springfield public transport corridor has been protected since 2007. TMR says governments are now working to confirm scope and timing for the next phase (TMR). There is no construction funding and no confirmed station locations yet.
Health and Jobs
Ipswich Hospital’s $1.066 billion stage 2 expansion, adding 200 overnight beds, is due to finish in 2028 (West Moreton Health).
Flood Checks in Ipswich
Ipswich has recorded major floods in 1974, 2011, 2013 and 2022. Council publishes a flood overlay and historical flood maps (Ipswich City Council). Check the exact lot, not the estate, and price insurance before you sign.
The 2027 Tax Change
Under tax changes that are now law, from 1 July 2027 negative gearing on residential property is generally limited to new builds. Properties held at 7:30pm AEST on 12 May 2026 keep their existing treatment, and the 50% capital gains discount is being replaced with indexation and a minimum tax (ATO).
A new house and land package bought from 1 July 2027 can qualify as a new build. The catch is resale: the Government’s explainer says later buyers of that property won’t get negative gearing (Budget 2026–27 tax explainer). That may shrink the pool of investors who will buy it from you, so buy for rent and long-term value, not the tax treatment alone. More in our guide to negative gearing on new builds.
Questions to Ask
- What is the land price and the build price, separately, and what are similar titled lots in this estate selling for right now?
- Has the land titled? If not, what is the expected title date, and what happens to my deposit and loan approval if it slips?
- What exactly is included in the build price: site costs, driveway, fencing, landscaping, window coverings, flooring?
- Is any commission or marketing fee built into this package, and who is paying it?
- What does the council flood and bushfire mapping show for this exact lot?
- What do comparable homes in this estate rent for, and how many are listed for rent right now?
- Is the builder’s QBCC licence current, and will home warranty insurance be in place before work starts?
