Quick answer: The Gold Coast’s main display village is SkyRidge on Parkway Circuit, Worongary, which its developer Frasers Property calls the Gold Coast’s largest, with 37 display homes from 17 builders, open 7 days. A few builders also run stand-alone displays elsewhere on the coast.
SkyRidge Display Village, Worongary
Disclosure: REIN has no commercial relationship with any display village, developer or builder named on this page. Details come from the operators’ and builders’ own websites, as at 7 October 2026. Display homes open, close and change often, so check the village’s page before you visit.
SkyRidge is now a Frasers Property community. Its display village “features 37 breathtaking display homes, open to view 7 days a week” and is described by Frasers as “the Gold Coast’s largest display village” (Frasers Property). The village is on Parkway Circuit, Worongary QLD 4213, and the sales office is open daily 10am–5pm (SkyRidge).
Builders on display at SkyRidge (per Frasers Property)
---
Australian Building Co, Bold Living, Brighton Homes, Burbank, Clarendon Homes, Coral Homes, Evoca Homes, G.J. Gardner Homes, Hallmark Homes, Hotondo Homes, McCarthy Homes, Metricon, Neptune Homes, Plantation Homes, Simonds, Stroud Homes and Ultra Living Homes
Individual homes can keep their own hours. For example, Coral Homes lists two homes at 6 Parkway Circuit open Monday to Sunday 10am–5pm (Coral Homes), and Brighton Homes lists four homes, one of them by appointment only (Brighton Homes).
Other Gold Coast Displays
Outside SkyRidge, some builders run stand-alone displays. Metricon says it has Gold Coast homes on display at Worongary (SkyRidge) and Surfers Paradise (Metricon). Plantation Homes lists a display at 56 Government Road, Labrador (Plantation Homes).
Older display villages at Pimpama and Coomera don’t appear on current official lists, so check before you go. For villages north of the Gold Coast, see our guide to display homes in Brisbane and SEQ.

Display Village First, Land Second
A display village is the easiest place to compare builders side by side, but it tells you nothing about the land. Before you commit to a design, price the lot you would actually build on against recent titled-lot sales nearby, and check its overlays. Our house and land deals guide covers the Queensland costs investors often miss.
Display Homes Show Upgrades. Your Contract Won’t.
A display home is a sales tool. Most show upgraded kitchens, flooring, ceilings, landscaping and furniture that aren’t in the base price. That’s normal. The risk is assuming what you saw is what you’re buying.
The ACCC made the point in 2012 when Metricon Homes Qld was ordered to pay $800,000 in penalties over brochure photos showing features not included at the advertised price. The ACCC said photos “should be of what the consumer will be supplied at the advertised price, not an upgraded package” (ACCC).
- Ask for the standard inclusions list and walk the display with it in your hand.
- Ask which items in the display are upgrades, and what each costs.
- Check the prime cost (PC) items and provisional sums in the contract. The QBCC says PC items are fixtures and fittings you select after signing, and if costs go over the allowance you pay the difference (QBCC guidance).
- For contracts of $20,000 or more, the builder must give you the QBCC consumer building guide before you sign, and the QBCC says to check the plans and specifications carefully (QBCC).
- Check the builder’s licence on the QBCC licensee register, get more than one quote, and put everything in writing (QBCC).
How Investors Should Use a Display Village
An investor’s brief is different from a home buyer’s. You’re not choosing your dream kitchen. You’re choosing a design tenants will pay for and that stays easy to maintain.
- Shortlist designs that suit the lot size and the local rental market, usually 4 bedrooms, 2 bathrooms and a double garage in family estates.
- Get the base price for the design on your specific lot, including site costs, not the display price.
- Compare at least two builders on the same design brief.
- Remember the person in the display home is employed by the builder. Their job is to sell that builder’s homes.
- If a package is offered to you as house and land, ask whether anyone is being paid a commission on it and how much.
The 2027 Tax Change
Under tax changes that are now law, from 1 July 2027 negative gearing on residential property is generally limited to new builds. Properties held at 7:30pm AEST on 12 May 2026 keep their existing treatment, and the 50% capital gains discount is being replaced with indexation and a minimum tax (ATO).
A new house and land package bought from 1 July 2027 can qualify as a new build. The catch is resale: the Government’s explainer says later buyers of that property won’t get negative gearing (Budget 2026–27 tax explainer). That may shrink the pool of investors who will buy it from you, so buy for rent and long-term value, not the tax treatment alone. More in our guide to negative gearing on new builds.
