Sunshine Coast House and Land Packages: An Investor’s Checklist (2026)

Aerial view of the Sunshine Coast beachline in Queensland

Quick answer: Sunshine Coast house and land is backed by some of Queensland’s strongest projected growth, about 170,000 more people by 2046 under QGSO’s medium series. The trade-offs are higher entry prices, flood and bushfire constraints in the hinterland, and rail that is still years away for most estates.

Why Investors Look at the Sunshine Coast

QGSO projects the Sunshine Coast region to grow from 346,634 people in 2021 to 516,692 in 2046 under its medium series, an increase of about 170,000 (QGSO 2025 edition).

Stage 1 of The Wave, the direct Sunshine Coast rail line, runs from Beerwah to Caloundra, with major construction expected to start early 2027 (Queensland Government). Council describes later stages running to Birtinya and then a metro to Maroochydore and the airport (Sunshine Coast Council). Hinterland estates such as Yandina aren’t on the published route.

Estate details below come from the developers’ own websites and government sources, as at 6 October 2026. Prices and availability change often, so check the source before relying on them.

Rivercrest is a Kratzmann Group estate at 41 Colemans Road, Yandina. Stage 1 has 19 home sites from 700m². The developer says it is under 1.6km to Yandina town centre and 25 minutes to the coast (Rivercrest). A price guide dated June 2026 is on the site; the developer says prices are a guide only.

Census 2021 data for Yandina shows 25.5% of occupied dwellings rented and a median rent of $369 a week, against $365 for Queensland (ABS QuickStats). That is a modest renter base, so check current leasing demand for new 4-bedroom homes before buying.

Limited Supply Cuts Both Ways

Council’s draft planning material for the Yandina and Maroochy River valley says growth is “relatively limited” because of steep and unstable land, bushfire, flooding and native vegetation (Sunshine Coast Council).

Limited new supply can support resale values. The same constraints mean every lot needs a proper overlay check. An estate marketed for being “by the water” needs a flood check on the exact lot, not just the brochure.

Roads and Access

The Sunshine Motorway duplication from David Low Way to Yandina-Coolum Road is in planning only, with $3 million for planning and construction subject to future funding (TMR). Don’t factor it into your numbers yet.

How to Assess a Sunshine Coast Package

  • Get the land price and build price separately and compare the land with recent titled-lot sales nearby.
  • Run the lot through Council’s flood mapping products (Sunshine Coast Council) and check its bushfire overlay.
  • Price insurance before you sign. In flood or bushfire areas it can change the numbers.
  • Check how many new homes are for rent in the same estate and what they are leasing for.
  • Check the builder on the QBCC licensee register.

The 2027 Tax Change

Under tax changes that are now law, from 1 July 2027 negative gearing on residential property is generally limited to new builds. Properties held at 7:30pm AEST on 12 May 2026 keep their existing treatment, and the 50% capital gains discount is being replaced with indexation and a minimum tax (ATO).

A new house and land package bought from 1 July 2027 can qualify as a new build. The catch is resale: the Government’s explainer says later buyers of that property won’t get negative gearing (Budget 2026–27 tax explainer). That may shrink the pool of investors who will buy it from you, so buy for rent and long-term value, not the tax treatment alone. More in our guide to negative gearing on new builds.

Questions to Ask

  1. What is the land price and the build price, separately, and what are similar titled lots in this estate selling for right now?
  2. Has the land titled? If not, what is the expected title date, and what happens to my deposit and loan approval if it slips?
  3. What exactly is included in the build price: site costs, driveway, fencing, landscaping, window coverings, flooring?
  4. Is any commission or marketing fee built into this package, and who is paying it?
  5. What does the council flood and bushfire mapping show for this exact lot?
  6. What do comparable homes in this estate rent for, and how many are listed for rent right now?
  7. Is the builder’s QBCC licence current, and will home warranty insurance be in place before work starts?

Common Questions

Is the Sunshine Coast good for house and land investment?

It has strong projected population growth, but entry prices are higher and many areas have flood or bushfire constraints. The numbers have to work lot by lot.

Will The Wave rail line reach Yandina?

Not on the published plans. Stage 1 runs Beerwah to Caloundra, and later stages go to Birtinya and then Maroochydore and the airport.

How do I check flood risk on the Sunshine Coast?

Use Sunshine Coast Council’s flood mapping products for the exact lot, and get an insurance quote before you sign.

Can investors get the First Home Owner Grant on the Sunshine Coast?

No. Queensland’s grant is not available for investment properties.

Before you sign anything…
