Quick answer: Flourish (Cedar Woods) and Kindira (Mirvac) are both inside the Greater Flagstone PDA, which plans about 51,500 dwellings. Alto Park Ridge is a small 56-lot estate closer to Brisbane, now on its final release. For investors, the small estate has less competing supply; the big ones have decades of it.

Flourish, South Maclean
Cedar Woods describes Flourish as 46km south-west of Brisbane (Cedar Woods). EDQ approved the subdivision of 176–288 Mountain Ridge Road into 515 lots (EDQ approval notice). Cedar Woods says more than a third has sold or settled, about half to first home buyers, and quoted land from $323,250 (Cedar Woods news). Prices move, so ask Cedar Woods for the current price list.
Amenities so far are a park and playground, with a childcare centre proposed.

Kindira, Monarch Glen
Kindira is Mirvac’s project in Monarch Glen, about 40km south-west of Brisbane inside the Greater Flagstone PDA. Mirvac lists 7,339 lots for about 20,000 people, with settlements from FY27 to FY50+ (Mirvac). Lots will range from 300 to 640m² with 11–20m frontages (Kindira).
The masterplan shows state primary and high schools and a district centre with a proposed train station. These aren’t funded government projects yet. Early buyers also have no rental or resale history to go on.
Alto, Park Ridge
Alto at 52 Lindenthal Road is a 56-lot, two-stage estate (Orchard Property Group). The final release lists four registered lots of 390–485m² (Alto). The developer says Brisbane CBD is under 35 minutes away.
Corymbia State School in Park Ridge opened for Prep to Year 6 in Term 1 2025 (Corymbia State School), and a new state high school at Logan Reserve is under construction for Term 1 2027 (Department of Education).
Rail and Roads
TMR says the Salisbury to Beaudesert passenger rail is in planning, with $20 million committed for planning only (TMR). Developer brochures that quote large rail budgets should be read against that.
Supply: The Key Difference
Flourish and Kindira sit inside the Greater Flagstone PDA, planned for about 51,500 dwellings over 30–40 years (EDQ). Alto is a small estate on its final release. If you buy in a mega-estate, expect brand-new homes to compete with yours for tenants and buyers for years. See also our Flagstone guide.

The 2027 Tax Change
Under tax changes that are now law, from 1 July 2027 negative gearing on residential property is generally limited to new builds. Properties held at 7:30pm AEST on 12 May 2026 keep their existing treatment, and the 50% capital gains discount is being replaced with indexation and a minimum tax (ATO).
A new house and land package bought from 1 July 2027 can qualify as a new build. The catch is resale: the Government’s explainer says later buyers of that property won’t get negative gearing (Budget 2026–27 tax explainer). That may shrink the pool of investors who will buy it from you, so buy for rent and long-term value, not the tax treatment alone. More in our guide to negative gearing on new builds.
Questions to Ask
- What is the land price and the build price, separately, and what are similar titled lots in this estate selling for right now?
- Has the land titled? If not, what is the expected title date, and what happens to my deposit and loan approval if it slips?
- What exactly is included in the build price: site costs, driveway, fencing, landscaping, window coverings, flooring?
- Is any commission or marketing fee built into this package, and who is paying it?
- What does the council flood and bushfire mapping show for this exact lot?
- What do comparable homes in this estate rent for, and how many are listed for rent right now?
- Is the builder’s QBCC licence current, and will home warranty insurance be in place before work starts?
