Quick Answer
Ironfish is an Australian property investment company that has operated since 2006. It offers free seminars and strategy sessions, then recommends new apartments, townhouses and house and land packages from developers it works with, and it also runs property management. On ProductReview it rates 3.1 out of 5 from 74 reviews (as at 7 October 2026). Ironfish doesn’t publish what it charges or how it is paid on the pages we reviewed, so ask both questions in writing before you buy anything it recommends.

Who Is Ironfish?
According to its own website and the Australian Business Register:
- Website operator: the website terms say ironfish.com.au is a website of Ironfish Pty Ltd. The ABN Lookup record for Ironfish Pty Ltd shows ABN 85 118 654 676 (ACN 118 654 676), registered in NSW.
- Group: the same terms refer to the “Tiger Investment Group Pty Ltd” group of companies.
- Founded: 2006, starting with “a single office, 12 staff”, according to the company.
- Founders: the company names CEO Joseph Chou, Chief Operating Officer Susanne Anderson and Director of Property and Research Grant Ryan as its founders.
- Offices: it lists branches in Sydney, Melbourne, Brisbane and Perth.
- Size: it reports 200+ staff and 14,000+ customers. These are the company’s own figures; we haven’t verified them.
Not to be confused with Iron Fish, the unrelated cryptocurrency project, which shows up in many search results for the name.
What Does Ironfish Do?
Ironfish describes itself as a property investment company. Its listed services include:
- Education: free live and on-demand webinars, seminars and events
- Strategy sessions: a free appointment with a “property investment strategist”, then ongoing one-on-one mentoring
- Portfolio building: its “Portfolio Approach” aims for 4 or more properties, including at least one with higher land content and one in another city
- Property recommendations: new apartments, townhouses and house and land packages in Sydney, Melbourne, Brisbane and Perth, with “preferential access” to developments
- Property management in each of those cities
- Preferred partner network: referrals to other providers, such as depreciation and landlord insurance firms, mortgage specialists, accountants and solicitors
The company says it works exclusively with developers who share its commitment to quality. That means its recommendations come from developers it works with, rather than a search of the whole market.
How Much Does Ironfish Cost?
As at 7 October 2026, Ironfish doesn’t publish any client fees on the pages we reviewed. Its webinars and first strategy appointment are described as free. It refers to “our group buying power in pre-negotiated pricing”, but doesn’t say what that means in dollars for any property.
Before you commit, ask for a written list of anything you will pay Ironfish or its related companies, including property management fees if you use its property managers.
How Does Ironfish Make Money?
Ironfish doesn’t say on its website how it is paid when a client buys a property it recommends. In our experience on the developer side, when a company offers free education and strategy sessions and then recommends new property from selected developers, the developer or builder usually pays that company a commission or marketing fee on each sale, and that cost is built into the price.
We haven’t seen Ironfish’s agreements, so we can’t say what it receives on any property. Some PropertyChat forum posters from 2017 said they believed Ironfish was paid by developers. Those are unverified forum claims, not statements from the company.
The simple fix is to ask: “What will Ironfish, or any related company, receive from the developer, builder or seller if I buy this property?” Ask for the answer in writing, in dollars.
Is Ironfish a Buyer’s Agent?
Ironfish doesn’t describe itself as a buyer’s agent. A buyer’s agent is a licensed real estate agent engaged and paid by the buyer, under a written agreement, to act for the buyer. A company that recommends properties from developers it partners with is in a different position. Ask Ironfish who it acts for on your purchase, and check any licence it quotes on the public register in the state where you’re buying.
Its website terms also say the site “is not designed for the purpose of providing personal financial or investment advice”.
Ironfish Pros and Cons
Pros

Cons

- A large share of its stock is new apartments and townhouses; some reviewers report that off-the-plan purchases lost value
- Mixed public reviews (see below)
Ironfish Reviews: What Do Customers Say?
On ProductReview, the “Ironfish Property Investment” listing rates 3.1 out of 5 from 74 reviews, with 63% positive and 37% negative (as at 7 October 2026).
- Positive reviews often praise individual strategists and property managers, and the seminars.
- Negative reviews often mention off-the-plan apartments that sold for less than the purchase price, and disputes or slow responses on property management.
Older PropertyChat threads (2015–2017) include both positive experiences and criticism that the model makes property investment sound easy and safe. Ironfish replies to some reviews on ProductReview.
Reviews tell you about service. They don’t tell you whether a specific property is fairly priced, so check that separately.

- What will I pay Ironfish, or any related company, in dollars, and when?

- Who do you act for on this purchase: me, or the developer?
- How many other properties in this project or estate have you sold, and at what prices?
- What are comparable new and established properties nearby selling and renting for, with sources?
- Is the price “pre-negotiated” against what a buyer walking in off the street would pay? Can you show me?

- If I use your property management, what are the fees and how do I end the agreement?
Ironfish vs REIN
Ironfish is a property investment company: education, strategy, property recommendations from developers it works with, and property management.
REIN is a buyer-only house and land advocate. We don’t sell stock. We review a house and land package you’ve been shown, show you the builder commission built into the price, and rebate 100% (excluding GST) of that commission to you. A REIN service fee applies, and the rebate typically covers the fee and more.
If you want a company to choose properties and build a portfolio plan with you, that’s the kind of service Ironfish offers. If someone has already put a house and land package in front of you, that’s where REIN fits.
