Quick answer: Toowoomba house and land currently runs from about $415,000 for a small lot at Alford Grove to around $1 million-plus for packages at Habitat Mount Kynoch and Claybrook, based on developer prices on 6 October 2026. The big investor question is supply: the Queensland Government says new water infrastructure will unlock 17,000+ lots across the region.

| Alford Grove | Glenvale | VentureCrowd Property Australia | Stage 10 land from $415,500 (lots from 421m²) |
| The Darling | Middle Ridge | Boldstone | 52 titled lots, 500–800m²; prices not published |
| Walermare | Highfields | Boldstone | 93 lots of about 0.5–2.5 acres; prices not published |
| Claybrook | Meringandan West | Not named on site | Acreage $490,000–$650,000 (as at March 2026) |
Habitat, Mount Kynoch
Habitat is an 800+ lot community planned for 2,000+ residents, with lots of 500–868m² (Habitat). On 6 October 2026 the VAST II release listed 19 lots of 600–810m² from $480,000 to $599,000, with most 600m² lots at $495,000–$505,000 (VAST II). HAVEN I listed 7 lots at $495,000–$540,000 (HAVEN I).
Packages listed by the developer with Green Homes and Stroud Homes run from $990,000 to $1,411,000 (house and land). The developer says Toowoomba CBD is an 11-minute drive. An onsite retail and medical precinct is planned but not built.
Investor view: at close to $1 million, the rent needs to be strong to make the numbers work. Check what 4-bedroom homes in Mount Kynoch actually lease for before you commit.

Alford Grove, Glenvale
Alford Grove has 314 homesites (Alford Grove). Stage 10, which the developer calls the final release, has 36 homesites of 421–922m². Five lots were priced on 6 October 2026 between $415,500 and $432,500 (Stage 10). Stage 9 lots of 360–1,222m² were still available, without published prices (Stage 9).
The developer’s location page quotes growth and infrastructure figures without sources. We haven’t used them. Ask for the source of any growth figure you’re shown.
The Darling (Middle Ridge) and Walermare (Highfields)
The Darling is a 52-lot titled estate in Middle Ridge, 500–800m², with a design review panel controlling roof pitch, façades, fencing and landscaping (The Darling). Covenants protect the streetscape but can add to build cost.
Walermare in Highfields has 93 homesites of about 0.5 to 2.5 acres. Stage 2 is selling (Walermare). If tenant families are counting on Highfields State Secondary College, note it runs an enrolment management plan, so the home needs to be in its catchment (Department of Education).
Claybrook, Meringandan West
Claybrook is a 46-lot acreage estate of 4,000–15,880m². Prices “current as of March 2026” ran from $490,000 to $650,000, with titles expected mid-2026 (Claybrook). Listed packages run from $948,595 to over $2 million (packages).
Investor view: acreage over $1 million has a small rental pool and higher upkeep. It suits some buyers, but it is rarely a cash-flow investment.
Toowoomba’s Supply Pipeline Is the Key Risk
In July 2026 the Queensland Government committed $145 million for Toowoomba’s Southern Water Treatment Plant, which it says will unlock 17,000+ lots across Westbrook, Drayton, Wellcamp, Mount Rascal, Kearneys Spring and Middle Ridge (Queensland Government).
For comparison, QGSO’s medium projection adds about 43,000 people to the Toowoomba region between 2021 and 2046 (QGSO). That is a lot of land relative to growth, and it is concentrated near Glenvale and Middle Ridge.
Infrastructure: What’s Funded and What Isn’t
- New Toowoomba Hospital: at least 538 beds on the Baillie Henderson campus, with stage one targeted for 2029 (Queensland Health).
- Inland Rail: Border to Gowrie is “preserved for future delivery”, with major construction expected to start in 2029 (Inland Rail). A November 2025 Commonwealth review said the Queensland sections don’t yet have key approvals (Commonwealth review). Treat any brochure that sells Inland Rail as a near-term price driver with caution.
Display Homes in Toowoomba
Toowoomba has no multi-builder display village listed by Master Builders Queensland (Master Builders QLD). Instead, builders run individual display homes, mostly around Highfields and Kearneys Spring. These are listed on the builders’ own sites as at 7 October 2026:
| Builder | Display | Address | Hours (per builder) |
|---|---|---|---|
| Stroud Homes | Inverell 260 | 87 Cronin Road, Highfields | Mon 12–5pm, Tue–Fri 8:30am–5pm, Sat–Sun 10am–4pm (Stroud Homes) |
| GB Constructions | Elmwood 279 | 56 Reis Road, Highfields | Thu–Mon 10am–4pm (GB Constructions) |
| GB Constructions | Athena 298 and Mantaray 262 | 4 and 6 Cadel Evans Drive, Kearneys Spring | Sat–Wed 10am–4pm (GB Constructions) |
| Top of the Range Builders | Irongate 300 | 184 Nelson Street, Kearneys Spring | Mon–Fri 10am–5pm, Sat 10am–3pm, Sun 10am–2pm (Top of the Range Builders) |
Coming soon: Stroud Homes lists a Wildflower 274 display at Habitat, Mount Kynoch (Stroud Homes), and Stonewood Homes lists a display under construction at Gainsborough Lodge, Glenvale (Stonewood Homes). For a multi-builder acreage village, Master Builders lists The Fairways at Kensington Grove in the Lockyer Valley. See our guide to South East Queensland display villages.
The 2027 Tax Change
Under tax changes that are now law, from 1 July 2027 negative gearing on residential property is generally limited to new builds. Properties held at 7:30pm AEST on 12 May 2026 keep their existing treatment, and the 50% capital gains discount is being replaced with indexation and a minimum tax (ATO).
A new house and land package bought from 1 July 2027 can qualify as a new build. The catch is resale: the Government’s explainer says later buyers of that property won’t get negative gearing (Budget 2026–27 tax explainer). That may shrink the pool of investors who will buy it from you, so buy for rent and long-term value, not the tax treatment alone. More in our guide to negative gearing on new builds.
Questions to Ask
- What is the land price and the build price, separately, and what are similar titled lots in this estate selling for right now?

- What exactly is included in the build price: site costs, driveway, fencing, landscaping, window coverings, flooring?
- Is any commission or marketing fee built into this package, and who is paying it?
- Has the lot been checked on Toowoomba Regional Council’s flood and online mapping?
- What do comparable homes in this estate rent for, and how many are listed for rent right now?
- Is the builder’s QBCC licence current, and will home warranty insurance be in place before work starts?
