Ipswich House and Land Packages: Walloon, Lowood and Larger Lots (2026)

House on a large grassy lot

Quick answer: West of Ipswich, house and land shifts to bigger lots. Highland Walloon is a large Lennium estate near Walloon station; at Lowood, Coolibah acreage was listed from $489,000 and Tarampe Ridge lots were fixed at $550,000 on 6 October 2026. Bigger lots can mean septic systems, smaller rental pools and higher holding costs.

Highland Walloon

Highland Walloon at 197 Taylors Road is a Lennium Group estate with a display village. The developer says it is 15 minutes west of Ipswich, with Walloon station giving rail access to Ipswich and Brisbane (Lennium Group). Stages 1–2 are sold out, 4 and 5 are selling and 6 is coming.

The developer’s two websites give different totals: “more than 900 homesites” (Highland Walloon) and “1300 residential lots” (Lennium Group). Ask which is current. It matters for how much competing stock comes after you.

Coolibah, Lowood

Coolibah is a 26-lot Boldstone release on Lowood Hills Road. Lots run from 2,858m² to 12,530m², with prices from $489,000 (3,947m²) to $709,000 (11,130m²) on 6 October 2026. Packages with builders including Stroud, GJ Gardner and Hallmark were listed from $950,100 to $1,447,765 (Boldstone).

Wastewater is by individual on-site treatment systems, a cost and maintenance item for landlords. The site gives two title dates (November and December 2026). Confirm which applies to your lot.

Tarampe Ridge, Lowood

Tarampe Ridge at 57 Russell Road is a Pitman Properties estate of large lots over 4,015m². Stage 1 lots were fixed at $550,000 on 6 October 2026. The developer says Lowood State School and State High School are 2.7km away and Ipswich is 35km (Tarampe Ridge).

Larger Lots: The Investor Trade-Off

  • Packages on large lots run high (Coolibah’s listed packages start at $950,100), so the rent has to be strong.
  • Fewer tenants want acreage, and they expect sheds, water tanks and septic systems to work.
  • Garden and system maintenance adds to holding costs.
  • On the upside, low-density estates release fewer homes, so there’s less brand-new stock competing with you.

Flood Checks

Ipswich publishes flood overlays and historical flood maps (Ipswich City Council). Lowood is in Somerset Regional Council, which has Lowood and Fernvale flood studies and a property enquiry service (Somerset Regional Council).

The 2027 Tax Change

Under tax changes that are now law, from 1 July 2027 negative gearing on residential property is generally limited to new builds. Properties held at 7:30pm AEST on 12 May 2026 keep their existing treatment, and the 50% capital gains discount is being replaced with indexation and a minimum tax (ATO).

A new house and land package bought from 1 July 2027 can qualify as a new build. The catch is resale: the Government’s explainer says later buyers of that property won’t get negative gearing (Budget 2026–27 tax explainer). That may shrink the pool of investors who will buy it from you, so buy for rent and long-term value, not the tax treatment alone. More in our guide to negative gearing on new builds.

Questions to Ask

  1. What is the land price and the build price, separately, and what are similar titled lots in this estate selling for right now?
  2. Has the land titled? If not, what is the expected title date, and what happens to my deposit and loan approval if it slips?
  3. What exactly is included in the build price: site costs, driveway, fencing, landscaping, window coverings, flooring?
  4. Is any commission or marketing fee built into this package, and who is paying it?
  5. What does the council flood and bushfire mapping show for this exact lot?
  6. What do comparable homes in this estate rent for, and how many are listed for rent right now?
  7. Is the builder’s QBCC licence current, and will home warranty insurance be in place before work starts?
