Gallery Homes is not the same business as Gallery Living, an Adelaide builder. This Gallery Homes review covers the Queensland builder, its guarantees, how its packages are sold and what to check before you sign.

Who Is Gallery Homes?

Gallery Homes Pty Ltd was registered in 2011 and was formerly called Gallery Building Group Pty Ltd. It now trades as Gallery Group, and galleryhomes.com.au redirects to gallerygroup.com.au. According to its website and public records:

  • It was founded by Adam and Kym Barclay in 2011
  • Its head office is at The Promenade, Sanctuary Cove, Queensland
  • It holds QBCC licence 1207880, which the QBCC licence search showed as active, in financial category 6, with no disciplinary action, directions to rectify or demerit points recorded
  • The QBCC record listed 556 jobs worth about $286.7 million in 2025/26
  • It says it has built more than 2,000 homes

Where Gallery Homes Builds

Gallery builds across South East Queensland, including the Gold Coast, Logan, Ipswich, Moreton Bay, Brisbane and the Sunshine Coast, plus the Northern Rivers in New South Wales. Developments named on its website include Botanica (Logan Reserve), Contempo (Bellmere), Pinnacle (Holmview), Harvest (Bald Hills), Seagrass (Moreton Bay) and Vue (Nambour).

Gallery Homes Pricing, Designs and Guarantees

Gallery lists 34 floor plans: 25 single storey, 3 double storey and 6 dual occupancy designs. It also builds co-living homes, with three or four keypad-locked rooms that each have an ensuite, and a disability accommodation range called Inclusive By Gallery. It says it uses fixed-price HIA contracts. We found no current package prices on its website.

Gallery promotes several guarantees. According to its website:

  • A 6½-year structural warranty from handover
  • An 18-week build guarantee, with $600 a week paid if it is missed
  • A tenant placed within 6 weeks of handover
  • A RentGuard rent guarantee through its property management arm, with 5-year and 10-year plans and an 8% plus GST management fee

A 2023 blog post on its website gives a co-living example with a yield of “over 6.7 per cent”. Treat any yield or rent figure as an estimate, and ask for independent rental evidence and the full terms of any guarantee, including who pays for it.

Gallery Group also promotes separate investment products, such as loan notes for a development project. These are a different kind of investment to buying a property, carry different risks, and are outside the scope of this review.

How Gallery Homes Packages Are Sold

Gallery says it handles marketing and sales in-house rather than through an outside project marketing agency, and it mentions a national investor client base. Packages can still reach investors through third parties, so it’s worth asking who introduced the package to you and how they are paid.

What it means for you: when a package is sold through a marketer or investment group, that seller is commonly paid a commission by the builder or developer. That commission is part of the package price, whether or not it’s shown on the contract. Builder commissions can run into tens of thousands of dollars. Here’s how hidden commissions in house and land packages work.

Gallery says it has had zero QBCC building disputes, and the QBCC record we checked showed no statutory insurance claims. Be careful not to confuse Gallery Homes with Gallery Living in South Australia, which has its own reviews.

Pros and Cons of Gallery Homes

Strengths (based on Gallery’s materials and the QBCC record):

  • Active QBCC licence with no disciplinary action recorded when we checked
  • Building in Queensland since 2011
  • Published structural warranty and build-time guarantee
  • A range of investor products, including dual occupancy and co-living

What to weigh up:

  • Rent guarantees and yield examples need careful checking; a guarantee’s cost may be built into the price
  • Co-living homes may be valued and financed differently to standard homes
  • Few independent public reviews to compare
  • No package prices published on its website

Questions to Ask Before You Sign a Gallery Homes Package

  1. Who is selling me this package, and are they paid a commission by the builder or developer? How much?
  2. Which entities sign the land and build contracts, and are either related to the property manager?
  3. Is the price fixed with no provisional sums? Can I see the inclusions line by line?
  4. Who pays for the rent guarantee, is its cost built into the price, and what happens to it if the guarantor can’t pay?
  5. For co-living, does the council approval allow rooms to be rented separately, and how will lenders and valuers treat it?
  6. How is the 18-week build guarantee measured, and what does the contract exclude?
  7. What have comparable homes in the estate sold and rented for recently?
  8. Can I have all of this in writing?
