Land Prices and Releases

The cheapest lots listed on 7 October 2026 were split-level homesites in the Hazelwood precinct from $460,000, with The Grove lots from $487,000 to $581,500 on the first page of results (Stockland). In October 2025 Stockland quoted lots from $393,000 to $553,000 and house and land from around $700,000 (Stockland).

Split-level lots usually need a split-level or sloping-site design, which can add to build cost. Get the site costs in writing before comparing packages.

What’s Built and What’s Planned

Stockland’s March 2026 update says several stages were completed in late 2025, home building is under way, Glider Park is open and a future district park is approved (Stockland). The estate adjoins Carmichael College, according to Stockland.

There is no government-confirmed state school inside the estate. Nearby, the planned Caboolture West state primary school at Lilywood has its opening year under review because growth “has not progressed as fast as originally forecast” (Department of Education).

The Supply Question

Nearby, Moreton Bay Council’s Morayfield South Emerging Community Area is planned for about 9,800 dwellings and 26,000 people (City of Moreton Bay). Combined with the Waraba PDA to the west (see our Caboolture guide), the corridor will keep releasing new homes for years. Price your rent off current leases in the estate, not the brochure.

Flood Check

Council planning material for the wider Morayfield South area identifies flood hazard areas along Burpengary Creek and other waterways. Get a free Flood Check report for the exact lot from the City of Moreton Bay (City of Moreton Bay).

The 2027 Tax Change

Under tax changes that are now law, from 1 July 2027 negative gearing on residential property is generally limited to new builds. Properties held at 7:30pm AEST on 12 May 2026 keep their existing treatment, and the 50% capital gains discount is being replaced with indexation and a minimum tax (ATO).

A new house and land package bought from 1 July 2027 can qualify as a new build. The catch is resale: the Government’s explainer says later buyers of that property won’t get negative gearing (Budget 2026–27 tax explainer). That may shrink the pool of investors who will buy it from you, so buy for rent and long-term value, not the tax treatment alone. More in our guide to negative gearing on new builds.

Questions to Ask

  1. What is the land price and the build price, separately, and what are similar titled lots in this estate selling for right now?
  2. Has the land titled? If not, what is the expected title date, and what happens to my deposit and loan approval if it slips?
  3. What exactly is included in the build price: site costs, driveway, fencing, landscaping, window coverings, flooring?
  4. Is any commission or marketing fee built into this package, and who is paying it?
  5. What does the council flood and bushfire mapping show for this exact lot?
  6. What do comparable homes in this estate rent for, and how many are listed for rent right now?
  7. Is the builder’s QBCC licence current, and will home warranty insurance be in place before work starts?
