Quick answer: Caboolture is one of the main house and land growth corridors north of Brisbane. Central Springs advertised a 375m² lot at $549,000 in September 2026. The biggest factor for investors is the Waraba PDA next door, planned for about 25,000 homes.

Disclosure: REIN has no commercial relationship with any developer, estate or project marketer named on this page and receives no commission from them. Estate details below come from the developers’ own websites and government sources, as at 6 October 2026. Prices and availability change often, so check the source before relying on them.
Central Springs is a QM Properties community of over 1,000 homesites on more than 160 hectares, with lots up to 900m² and a 4-hectare lake (QM Properties). The project page listed lots from $579,000 to $685,000. A separate developer listing for a 375m² lot at $549,000 was last updated 5 September 2026 (listing). The two price floors differ, so ask for the current price list.
The developer describes the estate as predominantly owner-occupied with limited rentals. That can mean fewer competing rentals, but check actual leasing demand.
The Waraba PDA: Supply Next Door
The Waraba PDA, formerly Caboolture West, was declared in August 2024. EDQ plans about 25,000 homes for around 65,000 people over 40+ years (EDQ). For investors in Caboolture and Morayfield, that is decades of new house and land nearby. Read our page on Lilywood Landings, an estate already selling inside it.

Population and Health

Roads
- The Bruce Highway between Caboolture-Bribie Island Road and Steve Irwin Way was widened to six lanes, with major construction completed in April 2024 (TMR).
- The section from Buchanan Road, Morayfield to Caboolture-Bribie Island Road is in planning only. TMR says funding for detailed design and construction has not been committed (TMR).
Flood Checks in Moreton Bay
Moreton Bay Council offers free Flood Check property reports covering 5%, 1% and 0.1% AEP events, and calls them the most reliable source for a property (City of Moreton Bay). Get one for any lot near the Caboolture River before you sign.
The 2027 Tax Change
Under tax changes that are now law, from 1 July 2027 negative gearing on residential property is generally limited to new builds. Properties held at 7:30pm AEST on 12 May 2026 keep their existing treatment, and the 50% capital gains discount is being replaced with indexation and a minimum tax (ATO).
A new house and land package bought from 1 July 2027 can qualify as a new build. The catch is resale: the Government’s explainer says later buyers of that property won’t get negative gearing (Budget 2026–27 tax explainer). That may shrink the pool of investors who will buy it from you, so buy for rent and long-term value, not the tax treatment alone. More in our guide to negative gearing on new builds.

- Is any commission or marketing fee built into this package, and who is paying it?
- What does the council flood and bushfire mapping show for this exact lot?
