Schools: The Big Watch Point

The planned Caboolture West state primary school, on the corner of Hausmann Lane and Gibbings Court, Lilywood, was originally planned for Term 1 2025. The Department of Education says the opening year is now under review because enrolment demand and residential growth “has not progressed as fast as originally forecast” (Department of Education).

For an investor, a local school is a major draw for family tenants. Don’t price in a school opening date until the department confirms one.

The Waraba Pipeline

EDQ currently plans Waraba for about 25,000 homes and around 65,000 people over 40+ years (EDQ). When it was declared in 2024, the government also committed $100 million for roads, water and sewer and required at least 25% of homes to be affordable or social housing (Queensland Government). EDQ’s infrastructure planning targets about 16,845 homes by mid-2034 (EDQ).

That pipeline will compete with your property for tenants and future buyers. A proposed development scheme was exhibited in May–July 2026 and is awaiting a decision.

Shops and Services

The developer reported in August 2026 that a Coles about 500m away had its roof complete, and announced a childcare centre (news). These are developer updates, so confirm opening dates before relying on them.

Flood Check

River Bend is a riverside release. Get a free Flood Check report from the City of Moreton Bay for the exact lot (City of Moreton Bay) and an insurance quote before you sign.

The 2027 Tax Change

Under tax changes that are now law, from 1 July 2027 negative gearing on residential property is generally limited to new builds. Properties held at 7:30pm AEST on 12 May 2026 keep their existing treatment, and the 50% capital gains discount is being replaced with indexation and a minimum tax (ATO).

A new house and land package bought from 1 July 2027 can qualify as a new build. The catch is resale: the Government’s explainer says later buyers of that property won’t get negative gearing (Budget 2026–27 tax explainer). That may shrink the pool of investors who will buy it from you, so buy for rent and long-term value, not the tax treatment alone. More in our guide to negative gearing on new builds.

Questions to Ask

  4. Is any commission or marketing fee built into this package, and who is paying it?
  5. What does the council flood and bushfire mapping show for this exact lot?
  6. What do comparable homes in this estate rent for, and how many are listed for rent right now?
